We are South Carolina, North Carolina, and Georgia residents serving our local business community. O'Neal is actively involved in supporting and working with economic develoment organizations throughout the Southeast.

We truly provide unique services to each client we serve. Some of the most beneficial services we provide are before a project even begins. For those conducting site searches, we offer site analysis, multiple site comparison, and cut and fill analysis. In addition, we can help you determine if an existing building is viable for your project, or if a new greenfield site would be best. Throughout the process, we can use our expertise to guide you through your decisions, negotiations, and incentives.

O'Neal successfully completes projects using a variety of delivery methods including design-build and build-to-suit. In all projects, we follow our strategic Capital Appropriation Process (CAP). We also offer preconstruction services which can allow us to guarantee a projects cost and schedule.

O'Neal delivers capital projects in the industrial community in a diverse range of markets including automotive, manufacturing, pharmaceutical/biotech, process chemical, energy, renewable energy, and pulp and paper.

TI Automotive – Lavonia, GA
TI Automotive selected O’Neal to deliver their facility on a design-build basis. Recognizing the need to correctly analyze project requirements and quantify their impact on cost, schedule, and facility operation, O’Neal assisted TI with the development of the design while the site search process was ongoing. O’Neal developed criteria for site analysis and provided quantitative analysis to TI for sites under consideration, including site development costs for grading, utilities, and roads. The 25-acre site selected for the facility provided the best combination of benefits to TI.
 
MWMB – Clarksville, TN
MWMB is a joint venture between two roofing products manufacturers to backward integrate into their supply chain to produce fiber glass reinforcement for roofing materials. O’Neal guaranteed the cost and schedule for MWMB by performing preconstruction services for less than 1% of a total installed cost of $81 million. O’Neal teamed with a fiberglass process technology provider to deliver a world class operating facility within 21 months of contract signing on a grassroots site.
 
Fenner Dunlop – Lavonia, GA
To increase their market share, Fenner Dunlop needed to expand their operations and relocate from a land locked facility in Atlanta, GA to Lavonia, GA. Schedule was of prime importance as they had already purchased new process equipment for the new facility prior to engaging O’Neal. O’Neal performed preconstruction Services for less than 2% of total installed cost of $34 million. O’Neal delivered a world class facility on time and within the guaranteed maximum price (GMP) budget.

SPF USA – Greenwood, SC
SPF-USA is a subsidiary of Diana Ingredients Group headquartered in Vannes, France. O’Neal completed the design and construction for their second North American manufacturing plant in Greenwood, SC.


 
NURRC – Spartanburg, SC
O’Neal completed the detailed design and construction of this $38 million PET soda bottle recycling facility. When operating at full capacity, the 30-acre site will recycle 100 million pounds of PET plastic for use as raw materials for new soda bottles—the equivalent of nearly two billion, 20-ounce plastic bottles.
